Roa Island House is an imposing 19th century guest house situated on the water's edge of Morcambe Bay. The house enjoys expansive sea views and retains much of the charm and elegance of Edwardian times.
We offer a warm, relaxed, informal and friendly atmosphere away from the hustle and bustle of 21st century living. All our rooms are tastefully and individually furnished with your comfort in mind. All bedrooms have flat screen TV and a hospitality tray. We can provide you with a cot or child’s bed and we also welcome well behaved dogs.
Enjoy breakfast at a time to suit you in our breakfast room or covered verandah, both of which overlook the sea out towards historic Piel Island. There is a pleasant TV room and also a reading room. A unique feature of the house is the tower room which provides a landmark on Roa Island. Spend some quiet time here enjoying the spectacular views over the Bay and local areas.

At Holmhead Guest House we offer 4 ensuite bedrooms, delicious evening meals, good wine list, cocktail bar. No smoking and no pets. Sightseeing / touring information from your host a former tour guide and expert on Hadrians Wall.
We also have The Cottage - our ETC 3 Star self catering apartment, and The Barn - ETC inspected bunkhouse for more basic accommodation for up to 8, with drying and cycle storage facilities.

The three bedrooms, 1 twin, 1 double and 1 double/twin, offer clean and comfortable accommodation with many original features.
All rooms have en-suite shower facilities along with colour TV, tea and coffee making facilities, and a hair dryer.
Situated on the ground floor the twin room leads into a small sun room.
The spacious double/twin room is on the first floor accessed by an external stairway leading onto a balcony.
Both rooms offer outstanding views of the Irthing Valley.
The third room, a double, is a new addition and is also situated on the first floor
